# Home insurance before closing

Prepare homeowners insurance for a home closing: property details, lender requirements, proof of coverage, payment arrangements and the correct effective date.

The quick answer

Start arranging homeowners insurance before closing so there is time to review property details, lender requirements and underwriting. Select suitable coverage, confirm the effective date and payment arrangements, and provide the evidence your lender requests. A mortgage estimate’s insurance allowance is not an issued insurance policy.

Home insurance is one of several moving parts in a purchase, but it should not become an unexplained item on the closing checklist. The goal is to insure the property you are actually buying, meet the lender’s requirements and know when protection begins. Organizing those decisions early can reduce avoidable last-minute document requests.

## Get the lender’s requirements in writing

Ask the loan officer which coverage and documents are required, when they are due and who should receive them. The Consumer Financial Protection Bureau recommends showing the loan officer the quotes you are considering to check that they meet the lender’s requirements. You can choose your insurance provider.

Give Daniel the target closing date and the lender’s contact details and requested mortgagee information. If the lender needs particular proof or payment documentation, identify that early rather than assuming every document labeled insurance will satisfy the request.

## Collect the property facts the carrier needs

Have the address, construction details, approximate square footage, roof information and available updates to heating, plumbing and electrical systems ready. The listing, inspection report and seller disclosures may help, but tell the broker when a detail is unknown rather than guessing.

Explain how you will use the home and when you will move in. Renovation before occupancy, a rental unit, a home business or an extended empty period can change the coverage discussion. Ask whether an inspection or other information is required before or after the policy begins.

## Choose protection beyond a closing checkbox

Review the rebuilding estimate and dwelling limit separately from the purchase price. Land value and the real-estate market do not determine the cost of reconstructing the home. Then review belongings, liability, loss of use, settlement terms and each applicable deductible.

Ask about flood separately because standard homeowners coverage generally excludes it. For a condo or co-op, obtain the association’s insurance information and lender requirements so the proposed unit coverage can be compared with the master policy.

- Dwelling limit and rebuilding assumptions.

- Roof and personal-property settlement terms.

- Wind, hurricane and other applicable deductibles.

- Flood, water backup and other requested options.

## Confirm who pays and which amount is due

Ask the lender and broker how the initial premium will be paid and whether future premiums will be handled through escrow. Reconcile those instructions with the insurer’s payment requirements. An insurance estimate in loan paperwork may differ from the policy you ultimately choose.

Keep the invoice or receipt requested for the transaction. CoverTrust does not add an additional broker fee. Ask for the total premium and any carrier charges or required policy fees so the closing team is working with the same figures.

## Match the policy to the confirmed purchase date

Ask the insurer or authorized representative to confirm the effective date and the evidence of coverage available for the lender. Check the insured names, property address, lender details, limits and dates. A quote request by itself is not proof that the home is insured.

If closing is moved, notify Daniel and the loan officer promptly. Ask how the change affects the policy, payment and documents. Do not assume a postponed transaction automatically shifts an insurance start date or cancels a policy already issued.

## Keep the final policy with your closing records

After the purchase, review the issued policy and save insurer contact details. Complete any requested follow-up inspection or documentation, and tell the broker when renovations or occupancy differ from the application. Calendar the renewal and check how the premium will be paid.

For a closing quote, start with the address, intended use and target date. Daniel can identify the next information needed and explain available options. Carrier review and property eligibility determine what can be offered and when.

## Common questions.

### Is the insurance estimate from my lender a policy?

No. The estimate helps describe expected loan costs. You still need to select coverage and obtain confirmation and documents from the insurer or authorized representative.

### Can I choose the insurance company?

The CFPB says you can choose your homeowners insurance provider. Ask the loan officer to confirm that your proposed coverage meets the lender’s requirements.

### What if closing is delayed?

Notify the broker and lender and confirm any date, payment or document changes. An insurance effective date does not necessarily move automatically.

### Should the dwelling limit equal the purchase price?

Not automatically. Review the estimated rebuilding cost and lender requirements. The purchase price includes factors, such as land value, that differ from reconstruction cost.
