# Replacement cost vs. actual cash value

Compare replacement cost and actual cash value insurance, including depreciation, deductibles, payment timing, roof terms and the limits that still apply.

The quick answer

Replacement cost coverage generally addresses repair or replacement with materials or property of like kind and quality, subject to policy terms. Actual cash value generally reflects age, condition and depreciation. Limits, deductibles and repair or replacement requirements still matter, and one policy can use different settlement methods for different property.

Two property quotes can show the same coverage limit and still produce different payments after a covered loss. The settlement method explains part of that difference. Before selecting a policy, ask how the building, roof and belongings would be valued and when money would be available during the claim process.

## Understand what depreciation changes

Actual cash value takes account of the property’s age and wear or condition. The amount can be less than the price of buying a new equivalent item or completing a repair with new materials. The deductible and applicable limits also affect the payment.

In a hypothetical loss involving an older sofa, the cost of a comparable new sofa and the sofa’s depreciated value would be different figures. Ask how the proposed policy calculates actual cash value rather than assuming it uses the original purchase price.

## Replacement cost is still subject to conditions

Replacement cost generally uses the cost of repairing or replacing covered property with like kind and quality without a depreciation deduction in the final eligible settlement. It does not mean an unlimited upgrade, an unlimited rebuilding budget or payment for an excluded cause of loss.

For a home, rebuilding cost also differs from market value. A purchase price includes land and real-estate market factors. Review the insurer’s rebuilding estimate and the features used to calculate it, particularly after an addition or substantial renovation.

## Check the building, roof and contents separately

Do not assume that replacement cost for the dwelling also means replacement cost for every belonging. The NAIC’s shopping tool compares dwelling and personal-property settlement separately. Roof provisions, endorsements and special item limits can create additional distinctions.

Ask for each relevant term to be identified in the quote. For an older building, also ask whether functional replacement cost is proposed and how it differs from reproducing the original materials. Valuable items may need a separate limit or scheduled coverage.

- Dwelling settlement method and coverage limit.

- Roof-specific terms, limitations and deductibles.

- Personal-property settlement and special item limits.

- Any extended, functional or other replacement-cost wording.

## Ask when the full eligible payment is available

The NAIC explains that many replacement-cost policies initially pay actual cash value and pay additional eligible amounts after repair or replacement conditions are met. Ask what work or purchase must occur, which records are needed and what deadlines apply under the actual policy.

This matters for cash planning after a loss. Ask what happens if you choose not to replace an item or rebuild. Do not assume the insurer will pay the full replacement amount immediately or that every depreciation deduction can be recovered without conditions.

## Compare settlement alongside price and deductibles

Put the same limits, deductibles and covered property beside each other. Then label any settlement difference before deciding whether the lower premium fits your needs. A cheaper policy with actual-cash-value terms can leave a larger amount for you to fund after a covered loss.

Review other limitations too. Replacement cost does not add flood coverage to a standard homeowners policy or remove exclusions. Building-code upgrades and other additional costs need their own discussion. Ask which relevant options are included and which require an endorsement.

## Bring useful property records to the review

Have current declarations, available endorsements, renovation details and a basic contents inventory ready. Note any expensive items or building features you want to discuss. Photos and receipts can help you describe the property, although the insurer’s documentation requirements may differ.

Daniel can help identify the settlement terms in available quotes and explain the questions still needing carrier confirmation. CoverTrust does not add an additional broker fee. Ask for the complete premium and conditions before selecting the coverage you want.

## Common questions.

### Is replacement cost the same as the home’s sale price?

No. Replacement cost concerns repair or reconstruction. A sale price includes land value and market conditions that can differ from rebuilding costs.

### Does replacement cost mean there is no deductible?

No. The applicable deductible and policy limits still matter. Review them alongside the settlement method.

### Can one policy use both ACV and replacement cost?

Yes. Different property or endorsements can have different terms. Ask specifically about the dwelling, roof, belongings and valuable items.

### Will I receive all replacement-cost money immediately?

Not necessarily. Many policies require repair or replacement and supporting documents before paying additional eligible amounts beyond the initial settlement.
