## What does it help protect?

Rental properties have different needs from an owner-occupied home. Landlord insurance may include building coverage, premises liability and loss of rental income following a covered event, depending on the policy.

General information. Actual coverage depends on the policy.

## Start with ownership and occupancy

A rental home, owner-occupied duplex, seasonal property and short-term rental can require different underwriting conversations. Describe who owns the property, how each unit is used and how often tenants change. A homeowners policy written for owner occupancy may not fit after the owner moves out. Disclose the actual arrangement and ask whether an eligible landlord or commercial property approach should be considered.

## Compare the building, owner’s property and liability

Review how the building limit was estimated and how covered damage would be valued. Identify appliances, furnishings and maintenance equipment owned by the landlord, along with detached structures or other property. Tenant belongings are a separate issue and generally are not insured by the landlord’s building policy. Review the premises-liability terms and discuss any additional policies or exclusions relevant to the property.

## Check what triggers loss-of-rent protection

Rental-income coverage may respond when a covered event prevents a property from being rented, subject to the policy’s conditions and limits. It is not a general guarantee against unpaid rent, vacancy or a slow rental market. Ask about covered causes, the period of protection, documentation and applicable limits. Compare that protection separately from the building’s repair or replacement provisions.

## Coordinate renovations, vacancy and the changeover

Tell Daniel about renovations, vacant units and any change between long-term and short-term rentals. Ask how those conditions affect eligibility and coverage, and discuss flood separately from standard property protection. Bring the current policy, lender requirements and desired start date. Review available terms and confirm replacement coverage before cancelling the existing policy; submitting an inquiry does not change the current contract.

## Compare the details that matter.

Good questions

## Know before you choose.

### Can I use homeowners insurance for a rental property?

A standard owner-occupied policy may not fit a rental. Disclose how the property is used so the broker can discuss an appropriate landlord or commercial property option.

### What do I need to get a quote?

Share the property address, number of units and rental use. Tell us about vacancies, renovations or short-term rentals.

### Does requesting a quote start my coverage?

No. A quote request does not bind, change or cancel insurance. Coverage starts only when confirmed by the insurer or an authorized representative, subject to the effective date, policy terms and any required payment.

### Can I use the purchase price as the building insurance limit?

Do not assume the purchase price represents rebuilding cost. Ask how the proposed limit is developed and review valuation, construction details and applicable policy terms.

### Does rental-income coverage protect me from every missed rent payment?

No. It commonly depends on a covered event and specific policy conditions. Nonpayment, ordinary vacancy and market conditions should not be assumed covered.

### Do I need to disclose occasional short-term rentals?

Yes. Explain the actual frequency and rental arrangement. The property insurer needs accurate occupancy information, and any platform protection should be reviewed separately.
