Flood insurance.

A separate conversation worth having.

What does it help protect?

Flood coverage is usually separate from standard homeowners insurance. Daniel can help you discuss available flood options, including the limits, exclusions, deductibles and start-date requirements that apply to a particular policy.

General information. Actual coverage depends on the policy.

Discuss flood separately from other water damage

Flood, water from a burst pipe, sewer backup and gradual seepage are different coverage questions. Standard homeowners and renters policies generally exclude flood damage. Ask which causes of water damage are addressed by each policy or endorsement rather than relying on a broad promise of water coverage. Flood maps and lender requirements are useful inputs, but a map designation does not guarantee a property cannot flood.

Review building and contents protection independently

A flood quote should make clear whether it addresses the building, belongings or both. Compare each limit, deductible and settlement basis, along with exclusions or restrictions for particular spaces or property. Renters may have a contents-only need, while a landlord should distinguish the building and owner’s belongings from tenant property. A lender’s required amount alone does not answer every coverage question.

Ask about timing before choosing a policy

Flood policies can have waiting periods and program-specific exceptions. Share the intended start date, closing or loan transaction and any existing flood insurance so the applicable timing can be reviewed. Ask about the exact program and terms being quoted; do not apply one insurer’s rule to every policy. A web inquiry, application or payment should not be treated as proof that protection has already started.

Prepare the property and comparison details

Have the address, occupancy, building details, current flood policy if any, and lender requirements ready. Ask which further documents are needed and how building and contents claims would be valued. Compare the total premium and policy terms rather than only a monthly payment. Daniel can help discuss available options and the next step without adding an additional broker fee; insurer eligibility and underwriting still apply.

Compare the details that matter.

Good questions

Know before
you choose.

Can I buy flood insurance outside a high-risk area?

Flood insurance may be available outside designated high-risk areas. A property’s location and the insurer’s eligibility rules affect the options; a low-risk designation does not mean no flood risk.

What do I need to get a quote?

Provide the property address and any elevation information you already have. Share lender flood requirements and your desired effective date.

Does requesting a quote start my coverage?

No. A quote request does not bind, change or cancel insurance. Coverage starts only when confirmed by the insurer or an authorized representative, subject to the effective date, policy terms and any required payment.

Can a renter discuss flood coverage for belongings?

Yes. Flood coverage for a renter’s contents is a separate conversation from the building owner’s protection. Ask about the available program, contents limits, valuation and effective-date rules.

Is a low-risk flood-map designation a coverage guarantee?

No. A map is one input for understanding flood exposure. Review the property, available coverage and lender requirements without assuming a property outside a higher-risk zone cannot flood.

Does every flood insurer use the same waiting period?

No. Timing depends on the program, transaction and applicable exceptions. Ask for the effective date of the actual policy being proposed before relying on it.
